Property Rental Acceptance Rules - 2013
A non-refundable booking/security deposit of 50% of rental amount is required to confirm a booking. The balance of the rental is payable 6 weeks prior to arrival
Security Deposit will be repaid in full (within 7 days) on the landlords approval of the premises being left without any damages ie in the same condition as it was received – Any damages in excess of the deposit will be the full responsibility of the tenant.
The following charges will apply in the event of a cancellation:
• Six weeks before date of arrival loss of Booking Deposit
• Three weeks before date of arrival of 70% of total rental charge
• One week or less before date of arrival loss of 100% of total rental charge
It is strongly advised that clients take out holiday insurance to cover the possibility of cancellation charges. The landlord is relieved from liability should the house not be available due to circumstances beyond his control. However in any of these circumstances the deposit and any other monies paid will be refunded in full.
ARRIVAL AND DEPARTURE:
The house will be available from 4 p.m. on the stated day of arrival and vacated by 10 a.m. on the stated day of departure.
RIGHT TO DECLINE:
The landlord has the right to decline a booking for any reason even after receipt of the balance of the rental charge.
NUMBER OF PERSONS:
The number of persons stated on reserving the house must not be exceeded without prior permission from the house holder.
Bed linen and some towels will be provided in accordance with the duration of the booking. These towels are only for internal house use – please bring your own beach towels.
On arrival, each resident is asked to check the inventory list provided in the house, and to notify us immediately of any short comings if applicable.
All breakages/damages must be notified to the landlord and paid for before departure.
The landlord, management and employees shall not be liable nor will accept any responsibility for any injury, loss or damage howsoever sustained by any person or persons whether arising under the express or implied terms of any rental agreement, or at common law (including any negligence of the landlord, its servants or agents) or in any other way whatsoever. The exclusion of the implied terms contained in Section 39 Sale of Goods and Supply of Services Act 1980 is subject to the provisions of Section 40 of the said Act.
No refund will be made if a resident is requested to vacate the self catering property or leaves of their own accord before the expiration of his/her bookings.
The occupants are responsible for the security of their property and the premises during their stay e.g. ensuring that all doors are locked while the house is vacant.
There is a strict No Smoking policy throughout the premises
NO FOOD OR DRINK:
No food or drink of any kind is to be consumed in the bedrooms either upstairs or downstairs
There is strictly No Pets are allowed in the premises or in the CastlePark Development
Only cars belonging to the renter is permitted in the reserved car parking space
Ensure all electrical goods, radiators, hot water heater, lights etc are turned off
CLEAN & TIDY RULE:
Ensure house is left as you received it – clean, tidy and ready for occupation again (linen etc will be removed and replaced) - A charge of no more than €60.00 will be made for properties left in an unacceptable manner and require extra cleaning
All refuse is to be put in green bin on lower floor – if this fills up – this green bin can be emptied in a large refuse skip across the compound of Castlepark (key to exterior gate is provided)
Noise levels have to be kept to a minimum late at night / early morning – to ensure all neighbours enjoy peace and quietness
NO BALL PLAYING
No ball playing against the houses or on the stone surfaces of the development – please keep the ball playing to the green common area near the beach
